The Farmhouse

The traditional Farmhouse is the largest cottage at Exmoor Cottage Holidays. It has a spacious sitting room with inglenook fireplace and log burning stove; a large dining room; well equipped kitchen with Rayburn cooker; a laundry room with downstairs WC and three upstairs bedrooms that can comfortably accommodate up to six people (+ cot).

The Farmhouse has the special atmosphere of a place where people have lived for a long time. It was already a stone building by c1120, when it was a single-storey thatched long-house, with a "Lowerside" (for animals) and an "Upperside" (for people), separated by a wooden screen. The Upperside had a central hearth, but no chimney. Most of the walls were rebuilt in the C17th, adding a massive walk-in fireplace; and a second storey was added in the C18th with a slate roof, a second internal chimney, and the windows enlarged. Apart from re-slating, the building structure has hardly changed since.

The Farmhouse was the principal residence until 2006, and is extremely spacious for a holiday rental. It was renovated in 2007, the windows were double-glazed in 2011, and solar panels were added in 2015. The furnishings and decorations are all in a traditional style, and where possible old features have been retained.

There are fully enclosed private gardens to the front and rear with a picnic table and a stone built barbecue. There is plenty of parking on site nearby (you are welcome to drive into the courtyard to load and unload).

The Farmhouse has a very well equipped kitchen with everything you need (electric oven, hob, hood, fridge, toaster, kettle, crockery and cutlery, etc.) and many extras such as microwave, cafetiere, freezer, dishwasher and best of all, an oil fired Rayburn which provides constant hot water.

There is a separate laundry room with a washing machine, tumble dryer, iron & ironing board, mop, bucket, vacuum cleaner, and a downstairs WC and hand basin. Heating is from electric night storage radiators; the kitchen Rayburn; instant electric heaters in the dining room, the bath room and the shower room; and optionally, a log stove in the sitting room. Hot water is provided by the Rayburn and an immersion heater.

The spacious sitting room faces south and overlooks the small front garden. There is a log burning stove in the inglenook fireplace, a digital Freeview TV, a DVD/CD player and plenty of comfortable seating. The large dining room faces west and overlooks the private garden. The walls are panelled up to window height, and there is an impressive oak table and chairs, a hostess trolley, small sofa and a second Freeview TV.

The bedrooms all face south overlooking the peaceful courtyard and the beds are made for your arrival with duvets, pillows and fresh linen (blankets are also provided). There is a double bedroom, a king-size or twin bedroom (with a ziplink bed) and a twin bedroom; all have built in wardrobes and bedside lamps. The double bedroom has an airing cupboard, chest of drawers and dressing table; the large king-size or twin bedroom has a chest of drawers and a charming marble-topped dressing table; and the smaller twin bedroom has a large chest of drawers and storage drawers below the beds.

There is a large bathroom (which can be an en-suite for the king/twin bedroom) with a corner bath, WC, hand basin (shaver point over) and heated towel rail; and there is a separate shower room with an electric shower, WC and hand basin (shaver point over).

The Farmhouse is provided with a full basket of logs and kindling; cleaning materials and cloths; a vacuum cleaner; a Welcome Pack with a few essentials – tea, coffee, sugar, fresh milk, shampoo, conditioner, toilet roll, bin liner, laundry liquid and dishwasher tablets; and tea towels, dishcloths and hand-soap. There is free WiFi in the cottage, with sufficient broadband to watch films (the site has 100mbs fibre-optic connection), a comprehensive information book (with details of the cottage and the surrounding area) and a selection of books, games and attraction leaflets.

In the delightful grounds is a lovely walk around Humphrey’s Hill, a children’s playground, and a wild-flower meadow ideal for exercising your dogs. There is a bird-feeder outside each cottage (filled regularly), tame ducks on the pond, and you may help yourself to any of the fruits and herbs growing in the grounds (not everything is edible, please ask if unsure).

We try to keep our impact on the environment to a minimum and have recently installed photo-voltaic solar panels on the roofs. We recycle everything we can, and compost food waste & ashes on our own compost heap. Firewood for logs and kindling is sustainably sourced from our grounds or a local forest. We use the minimum of bleach and anti-bacterial cleaners, and provide eco-friendly hand-soap in the Farmhouse that is hypo-allergenic and kind to the environment.

We know North Devon and Exmoor well and are always happy to show you the best walks and places to visit on an Ordnance Survey map (which you may borrow) and recommend local services and attractions (e.g. paint-balling, quad biking, coasteering, horse-riding, fishing trips, etc.). We often have special deals arranged just for our guests; and usually offer (charged extra) more logs and kindling, towel hire, service wash and dry and cottage cleaning.

The C16th Farmhouse at Exmoor Cottage Holidays is ideal for your self-catering holidays in Exmoor and North Devon. The Farmhouse is spacious, comfortable and well equipped; with a Rayburn cooker, Inglenook fireplace, and enclosed front and rear gardens. There is a children's playground and a delightful walk around Humphrey's Hill in the grounds.
